In late 2017, HomeRise and BRIDGE Housing Corporation were selected by the San Francisco Office of Community Investment and Infrastructure (OCII) to develop Mission Bay South Block 9 (410 China Basin Street) as rental housing with supportive services for formerly homeless residents.

THE BUILDING

The project features three wings in a “U” shaped configuration, with a single-loaded central wing (along the western side of the parcel, adjacent to the Public Safety Building) connecting two double-loaded perpendicular wings (along China Basin Street and Mission Rock Street). The building is four-stories tall and wraps around a large landscaped courtyard that opens onto Bridgeview Way.

The 141-unit, four story community is HomeRise’s first modular housing project with offsite fabrication having taken place with union labor at Factory OS in nearby Vallejo. Resident amenities include a large resident courtyard with seating areas, fitness trail, dog run, and pet station, shared laundry room, resident lounge, onsite services suite providing case management and psychiatric and medical services, community room with demonstration kitchen, bicycle parking and community garden. Project financing included 4% tax credits/bond financing, competitive state credits, the Federal Home Loan Bank Affordable Housing Program, and a loan from OCII.
